A typical Home Inspection can take 2 to 4 hours to complete. Although this can vary, given the current condition, size and age of the home, the accessibility of mechanical systems, the layout of the floor plan, number of levels, and so on. As a courtesy to sellers, we recommend that they not be present during a pre-purchase home inspection and be informed of the estimated inspection timeframe.

During each Home Inspection we inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation, and Interior. Our goal is to identify any existing major problems that would affect a typical buyer's decision to purchase as well as the less known periodic maintenance needs that every homeowner needs to stay prepared for.
Our fee for an inspection is based on the size, age and type of home inspected as well as the distance traveled. Those factors will affect the fee. Be careful not to rely on quotes from inspectors without that information, you may be subject to a fee increase when they arrive without knowing first. If you are comparing home inspection firms, the fee charged should not be the deciding factor without knowing the differences between the type of services offered. Remember, you are considering a major purchase and your choice of home inspector should be based on getting the best service, not just the lowest price.

Some parts of the inspection may present a safety hazard to the general public and you should not attempt to tag along, such as Roof Inspection, Attic inspection, Crawlspace Inspection, Electrical Inspection, etc. The process is more efficient if you wait until the end to avoid delays due to distractions. The fully completed inspection review is a valuable learning experience for homebuyers and can serve as a road map for successful homeownership for years to come.
No, you don't have to take notes during the inspection. If you choose to do so it is important not to distract the Inspector during the process. We will document everything in a written report. It's highly advisable to review the inspectors findings at the completion of the inspection though, listening to his comments to make sure you understand. It's also a great opportunity to ask questions and to clarify anything that you are unclear about.
Absolutely! You may want to bring some questions that you have regarding the home, but it will be more eficient to wait until the Inspector is finnished. It is not advisable to stop the inspector and ask questions during the inspection. Distractions and interruptions often cause inspectors to overlook defects that were next on their check-list if they lose their place.
You should dress comfortably and be prepared to spend about an hour walking through the home with the inspector to review their findings. You won't have to climb on the roof or go into the attic, or crawlspace, so your clothes shouldn't get dirty.
We recommend that you not bring anyone that is not a decision maker on the sale; this is a technical evaluation, and you will be interacting with the inspector during the review. The fewer distractions, the better.
You will receive a written report with photos. It would be unfair to ask you to remember all of the things we cover during the home inspection review. The report includes a summary of the condition of the home and details on all of the major systems of the home. It is normally delivered within 24 hours after the inspection or the same day.
No. Our goal is to report on the condition of the house, indicating potential repairs and expenses. Ultimately, it is your decision as to whether or not you buy the house. The home inspection is very important but it is only one piece of the puzzle. Only you know all of the factors at play. Your real estate professional can help you here.
A home inspection is a professional opinion based on less-than-complete information. It's a little like getting a check-up from your doctor. It improves your odds of good health but there is no guarantee or warranty. Some problems can only be discovered by living in a house; they cannot be discovered during a home inspection. For example, some shower stalls leak when people use the shower but don't leak when you simply turn on the shower. Some roofs and basements only leak when specific weather conditions exist. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed. As such, we cannot and do not offer a warranty on the house. Home warranty programs are available from others. We would be happy to help you find a warranty company.

Our knowledge and experience is reinforced by haven been in the Home Inspection industry since 2011 and the Real Estate industry since 2001. A Ware Home Inspections has conducted extensive Residential and Commercial Mold Inspections and Residential Home Inspections since the company was founded. Our inspectors also keep their skills current with State approved continuing education programs both through the company and on their own.
Our inspectors are ready to serve you quickly. However, when the completion of the sale of your home purchase is conditional on the results of a home inspection, we recommend that you inquire with your Realtor about the inspection deadline and schedule your inspection accordingly.
